Property Owner Information
NEW STRUCTURE CONSTRUCTION
ALL sewer work done within the PLAWCS Sewer District MUST be conducted by 1) a licensed PLAWCS approved contractor and/or 2) a MN licensed plumber TO BE DETERMINED by the PLAWCS engineer upon receipt of the project plans or I and I Inspection footage.

New Construction Requirements
If you live within the PLAWCS district and are constructing a new structure, then yes, you need to contact PLAWCS prior to starting construction. Our engineers will work within you to ensure that your construction does not harm the sewer system, impact access to the system, and/or end up being building on top of the system and/or easement. There is a $250 application fee. There is a new connection deposit. Once the construction is complete, the deposit, minus costs, is returned to the property owner. Failure to contact PLAWCS could results in costs that would be the responsibility of the property owners.
Connection
Fees
New connections, whether gravity or lateral, require the same deposit for each connection unless otherwise approved by the Joint Power's Board. Once service is completely installed, unused monies will be returned to the property owner. If costs exceed the deposit, the owner may be responsible for the difference.
Zoning Requirements
All new construction projects must be approved through the St. Louis County Land and Zoning Department. The county cannot approve a Land Use Permit, Conditional Use Permit, or Variance Permit within the PLAWCS Sewer District without PLAWCS reviewing and approving your application first. Please contact PLAWCS FIRST to determine if your plans will need pre-approval. Then you can obtain county zoning permit applications through the county.
