Inflow and Infiltration (I and I Inspections) for Home Sales

ALL sewer work done within the PLAWCS Sewer District MUST be conducted by 1) a licensed PLAWCS approved contractor and/or 2) a MN licensed plumber TO BE DETERMINED by the PLAWCS engineer upon receipt of the project plans or I and I Inspection footage.

Step One: Complete the I and I Inspection

The I and I Inspection MUST be completed and passed PRIOR to closing on your property. 

If there are necessary repairs, they must be completed prior to the sale of the property. 

  1. Contact a MN Licensed Plumber or Midway Sewer to have your line inspected.

  2. Submit the drive and paperwork into the BLACK box labeled "PLAWCS" on the side of the Canosia Town Hall (4896 Midway Road.)

  3. Notify the Clerk at 218-260-5600 or plawcsclerk@gmail.com that you dropped the materials off.

The PLAWCS Engineer will review the files and the Clerk will issue a letter that states whether repairs or needed or if the property passes inspection. This process could take up to two weeks.

Step Two: Complete Any Necessary Repairs

You will receive a letter stating whether your line(s) are in compliance and or if there are repairs needed.

If repairs are needed, they must be completed prior to closing.

  1. If you receive an approval letter take it with you to closing.

  2. If you receive a denial, it will state whether you need to use a PLAWCS Approved Contractor or a MN Licensed Plumber. 

  3. Contact the appropriate repair entity and have the repairs made.

  4. Re-submit a NEW inspection for review.

  5. Repeat until you receive an approval letter.

Approved PLAWCS Contractors

For some repairs, PLAWCS requires that you utilize a PLAWCS Approved Contractor. These contractors were approved by PLAWCS via a formal review process. For other repairs, you will be advised that you can utilize a MN Licensed Plumber. Your letter will state which entity you must use.
